why do you need a Buyer's agent?




Are you looking to purchase a home in the Savannah, GA area? The first step in the process is to find one agent to work with. Yes, you can search on line for homes, you can drive around neighborhoods, you can look in the newspaper for homes, you can pick up a magazine anywhere, but who has access to all the properties out there? A realtor. The reason to choose only one agent is simple. You need someone who is going to be looking out for your interest only. When you are looking for a home, you need someone who'll be on your side. A realtor's job is not just to drive you around, they are there from beginning to end. They will find out your criteria in a home, they'll help you to obtain financing, they'll listen to your wants and needs, show you homes, provide you comps, write the contract, negotiate the deal, provide inspector information, go to inspections, work with your lender, and go to closing.


In Georgia, you'll need to sign a Buyer's Agency with an agent if you want to have that agent fulfill all of the above. A Buyer's agent will be there looking solely for your best interest. Their job is simply to work for you. Georgia has different forms of agency than some other areas of the country. A buyer can choose to represent their own interest even if they have an agent who shows them property and finds them a home. In this case, all the agent will be doing is facilitating the process. The agent will write your contract. The agent is then not legally bound to you and can not really look out totally for your interest. With a buyer's agency signed, the agent is bound to look out for your interest. The agent must exhaust all options in trying to find you the property you're seeking. They can also give you more information to help you make a good decision. The other point is that they can not disclose information about you to other agents unless you give your permission.


I have worked in California and in Indiana and in those states, an agent either represented the buyer or the seller. Years ago, all agents represented the seller.
