Are you looking to relocate and haven't chosen just that right town yet? Have you considered Savannah, GA? I personally love it here. I have lived in western Pennsylvania, Northern California, the midwest in Indiana and the south here in Savannah, Georgia. I have liked all areas, but I can truly say that I really love the Savannah area. What is there to love about Savannah? Here's my personal list of likes: 1. weather- we have a very short, sometimes cold winter, but the rest of the year is wonderful. The summers can get hot, but we are right near the ocean and many communities have pools to cool you down; 2. easy access to anywhere- Savannah is just a short drive to Hilton Head, SC, less than two hours to Charleston, SC, under two hours to Jacksonville, three hours to Daytona Beach, less than four hours to Atlanta, etc. 3. no traffic- you can usually plan on getting anywhere in about the same time as the miles you have to drive (fifteen minutes for 15 miles, thirty minutes for 30 miles, etc), there is a small slowdown for peak hours of day (morning commute or between 5 and 6 for business hours). 4. River Street and City Market- there is always something to do in downtown, historic Savannah, 5. Seafood- we have great seafood restaurants and fresh seafood is readily available (how about large shrimp for under $4 a pound when their in season), 6. beautiful area- you won't find a prettier area than Savannah with it's beautiful draping trees and Spanish Moss, the gorgeous homes of yesteryear, the unscathed historic area, the wonderful park squares and more, 7. the beach- Tybee Island is a wonderful place with a great beach, a boardwalk and fishing pier, and some great waves, 8. the Saint Paddy's Parade- people come from far and wide to enjoy the holiday festivities, the green water, the wonderful parade, and all the festivities the holiday brings, 9. Paula Dean- many people come to visit The Lady and Sons restaurant in hopes of meeting our own famous Paula Dean. and 10. the people- the people of the area are very warm, caring, diverse, polite, respectful and just downright wonderful.
You'll need to check the area out for yourself to make a decision, but my husband and I have been very happy here! Probably one of our true testaments to the area is how much are family visits us now! Our family loves to come visit and enjoy all that Savannah has to offer! Savannah GA area foreclosures

why do you need a Buyer's agent?

Are you looking to purchase a home in the Savannah, GA area? The first step in the process is to find one agent to work with. Yes, you can search on line for homes, you can drive around neighborhoods, you can look in the newspaper for homes, you can pick up a magazine anywhere, but who has access to all the properties out there? A realtor. The reason to choose only one agent is simple. You need someone who is going to be looking out for your interest only. When you are looking for a home, you need someone who'll be on your side. A realtor's job is not just to drive you around, they are there from beginning to end. They will find out your criteria in a home, they'll help you to obtain financing, they'll listen to your wants and needs, show you homes, provide you comps, write the contract, negotiate the deal, provide inspector information, go to inspections, work with your lender, and go to closing.
In Georgia, you'll need to sign a Buyer's Agency with an agent if you want to have that agent fulfill all of the above. A Buyer's agent will be there looking solely for your best interest. Their job is simply to work for you. Georgia has different forms of agency than some other areas of the country. A buyer can choose to represent their own interest even if they have an agent who shows them property and finds them a home. In this case, all the agent will be doing is facilitating the process. The agent will write your contract. The agent is then not legally bound to you and can not really look out totally for your interest. With a buyer's agency signed, the agent is bound to look out for your interest. The agent must exhaust all options in trying to find you the property you're seeking. They can also give you more information to help you make a good decision. The other point is that they can not disclose information about you to other agents unless you give your permission.
I have worked in California and in Indiana and in those states, an agent either represented the buyer or the seller. Years ago, all agents represented the seller.
